San Gabriel is a pretty large city, but is divided mainly in three parts. The main two sub areas are North San Gabriel (falling into the 91775 zip code) and South San Gabriel (falling into 91776 zip code).
North San Gabriel is more desirable because it has wonderful elementary schools and is closer to San Marino. It has beautiful tree-lined streets and mainly consists of Single Family Residences.
South San Gabriel is a little more densely populated. It has Single Family Homes, as well as condos and townhomes. There are also apartment buildings. It borders Alhambra.
There is also a relatively small area of unincorporated San Gabriel which has homes that have access to award winning San Marino schools. Not too many people know about that area and quite frankly, unless you have a list of homes or work with a realtor that is very familiar with it, you wouldn't know which homes carry that wonderful benefit of being able to attend these schools.
For this report, I wanted to focus on North San Gabriel. In reviewing the data for 2006, in the 91775 Zip Code, there were 79 home sales. This gives us an average of 7 homes sold a month. The average selling price is $731,143 for a 3 bedroom/2 bath home.
As of this posting, there are 20 active homes for sale - a 3 month supply of inventory.
