Long Island CBR Buyer representation on Long Island is still in its infancy, but the tide appears to be turning as more agents are embracing the concept.  REALTORS®, like many people, are often times resistant to change even though change is inevitable.  While there may still be some resistance to buyer representation on Long Island, more and more agents are getting the education necessary to properly represent homebuyers. 

 

According to Jim Pugliese, one of the instructors of the CBR (Certified Buyer Representative) designation course, the amount of agents getting the CBR designation on Long Island has increased dramatically.  This designation course used to be given only once or twice each year on Long Island, and it is now given monthly, usually to a sold-out crowd of up to 75 agents at a time.  Increasing the amount of Certified Buyer Representatives is a step in the right direction, as it will allow Long Island homebuyers to have the same type of representation that is offered in most areas of the country (including upstate New York).

 

So what spurred the interest in buyer representation after many years of largely ignoring the practice on Long Island?  First and foremost is the fact that today's consumer is more educated, and thus more demanding of the service professionals that they choose to work with.  The more sophisticated buyers understand, or at the very least are open to the idea, that having their own representation is the way to ensure that their best interests are being served.

 

Another contributing factor to the shift towards buyer representation on Long Island is the fact that buyers are looking for the best possible deal on their purchase.  It wasn't long ago that homebuyers on Long Island would have to decide (virtually on the spot) if they were interested in a particular home.  There wasn't much time for decision-making, or room for negotiations for that matter, in the red-hot seller's market.  As the market cooled, and inventory rose, the buyers became much more selective of the homes that they view, and ultimately make offers on.

 

The market trends on Long Island vary from town-to-town and from school district-to-school district.  In some cases, there is such a large gap between the entry level homes and luxury homes within the same market that the trends may vary depending on price points.  Now, more than ever, Long Island homebuyers need to have their own representation to help guide them through the home buying process, especially if they are looking to get the best possible deal on their purchase. 

 

Long Island homebuyers will ultimately benefit from buyer representation, but it will take education for them to fully appreciate the advantages of having a "client" relationship with their agent, rather than a "customer" relationship.  This post is merely an introduction to buyer representation, and will be followed up by a series of posts in the coming weeks further explaining the benefits of buyer representation to Long Island homebuyers.

LISA:  I think that, if we are going to represent both buyers and sellers, that it is a good idea to get as much education as possible about working with each.  To be honest, I haven't really looked into the seller designation yet, but I may down the road.  Thanks for commenting, Lisa.

Adam, I've been a ABR for many years.  Every designation is worth it's weight in gold.  Representing buyers and sellers is much easier than working solely for the seller.  Change is difficult, but you will be glad it happened.

Sometimes, buyers don't realize how important it is to have representation in the transaction.  There are also those who don't care about representation, all they want is a "deal", so they think they can go through a single agent.  Thank goodness, these people are in minority.

Adam:  What IS the difference between CBR and ABR? I've had my ABR for years and I'm wondering if it wouldn't be smart to take the CBR course as I do represent alot of Buyers.  It would be a nice refresher course if it is identical--times are 'a changin' and we MUST keep up to date on every aspect of our business!

So interesting how practices vary from state to state, Adam (just like our markets in general).  In my 9 years of selling Real Estate in Scottsdale, buyer's agency has been the only standard I've known.  You just don't see subagency here (where both agents technically represent the seller).  I like the practice, and think it brings clarity to the roles of the respective agents.  I never quite understood how it was logical to put someone in your car, show them 30 houses, write up an offer, and say, "Oh by the way I work for the seller."  I like representing the person I've built the rapport with, and actually have for all intents and purpose worked for, rather than some seller I've never met.  You'll like it too.

KAY:  I plan on getting my ABR designation as well.  I think that it's important that I learn as much as possible about buyer agency.  This is something that I've been planning on for a while, and I'm glad that I've finally gotten the ball rolling.  I knew that buyer representation was beneficial, but I didn't know how much until I completed the course.  Thanks for commenting, Kay.

MARZENA:  Thank you for your comment.  Unfortunately, the people around here that think that they will get a better deal by going directly to listing agents are not in short supply.  However, I truly believe in buyer representation, and plan on doing my part to educate the public about the benefits of having their own representation when purchasing a home.

DEBE:  The instructor of the course actually has both designations, and I believe teaches both courses.  The CBR course is longer (3 days, compared to 2 days), and to my understanding, more focused on the "how-to" rather than the buyer representation concepts.

PAUL:  I agree that this way of doing business is much more logical than subagency.  As you know, I am very open to change, but many others are not.  The tide is turning, and more agents are moving towards buyer representation, but it is certainly not the norm yet.  Thanks for sharing your thoughts, Paul.
