Are Real Estate Agents Too Busy To Provide Feedback to the Sellers After Showings?
I have been working with six set of buyers, four of them are in the same price bracket, which falls under the affordable category, the other two are looking for homes that are priced above $350,000.
Working with that many buyers at the same time isn’t easy, I have been showing homes within the past two weeks, every single day. Since four of my buyers are looking for homes in the same price range, I’ve had no choice but to show the same home to multiple buyers and I did let them know ahead of time. Luckily, they didn’t decide to make offers on the same homes!
I have been receiving requests for feedback on most, some I've given feedback, some I did not. Some buyers don't want to share that information, on some, I really had no feedback other than, shows well.
So if you are a home seller wondering why buyer's agents don't provide feedback, there could be several reasons.
-Their buyers don't want to share their thoughts
-Some buyers don't spend much time in the home to have any feedback
-Some buyers want to preview the home rather than preparing a feedback
In the instances my buyers don't have any feedback, I share my own feedback with the listing agent and let them know the feedback is mine, not the buyers.

When working with buyers, I explained them the entire procedure and the fact listing agents ask for feedback to take back to their sellers, some are fine with providing feedback, others aren’t. As their agent, I do as I’m asked.
I received a phone call from one of the sellers this afternoon asking me for feedback on her home that I showed twice last Friday. Here we are five days later. The listing agent never emailed me for a feedback, then I looked in MLS and noticed it was an MLS entry type, there was a note to contact the homeowner/seller with questions and offers. Yikes!
Well, I know my clients didn’t like the home well enough to make an offer. Since her home is listed with a Brokerage, I advised the homeowner to contact her agent.
It is tough to be a buyer or a seller in a competitive market. However, regardless of the market conditions, as a home seller, in order to sell your home quick for the most profit, here are some tips;
-Price it right! Have your local, knowledgable real estate agent prepare a market analysis what has sold within your neighborhood similar to your home as well as active/pending listings. Your list price should be within the fair market range.
-Be sure to have your home in show ready condition. This means exterior and interior. Homes that show well, sell.
-Remove all showing restrictions. Your goal is to get your home sold fast so why would you have restrictions?
Once you make the decision to sell your home, find a local real estate agent whom you can trust and they will guide you through.
One last tip, don’t expect every buyer’s agent to provide you with a feedback. It’s not realistic. You don’t need feedback to get your home sold, you need your home to be priced right and show well and it will sell. Remember, best feedback is an offer!
