Quirky With Character and Typically Atypical Homes-Be Truthful

In my real estate area of Western North Carolina, I get my share of quirky and artistic listings. They are always interesting and so far, they've always been well built. The houses, like their owners have character and personality. The target audience is definitely not from the base of the pyramid but somewhere near the top quarter. In Sylva, NC and the surrounding area we are beyond blessed to have so many creative individuals, artists, craftspeople, musicians, gardeners and the occasional talent that cannot be defined or confined by or with a category.  They all have to live somewhere and that somewhere is in a quirky but full of character home.  Somedays it feels like my number is written in the local creative individual hangouts for listing their homes.

 

There is never a reason to be coy when adveritising these homes because that special buyer I'm seeking does not read bland copy.  The more detail I can squeeze in, the better.  Recently, I've had a few of these listings in my inventory and the showings are plentiful. Not every showing turns into an offer of course but the sellers enjoy the attention.  We always have a frank conversation before the marketing hits the airwaves so that they'll understand that they will be needing the buyer who had the same vision that they did when they purchased the house.

 

The feedback on the showings is always positive and the reasons that they aren't buying are always something the seller has no control over...such as bedroom too small or no cell phone coverage.  Eventually though, someone falls in love with the house.

 

I learned a long time ago to be truthful when describing any house in the marketing prose but especially when talking about these wonderful quirky and artsy type houses. That language is also part of pre qualifying the buyer!  Just like "Field of Dreams", build the vision and they will come.  Embrace and enjoy your listings or don't take them!

Good morning, Mona Gersky I'm a firm believer that a listing agent will not do justice to a home they do not like.... I would always refer those to others, especially if that homeowner was buying a new home I had listed.... I want the deal to happen....
