We just finished up the first half of the year for the Spring home buying season--and demand continues to be strong. Most sales happen in the first half of the year--we'll see what happens from July-December!
Here are the single family home sales stats for Brookside, using zip code 64113, for June 2017 and comparisons to last year:
June 2017
Median list price: $372,000
Median sales price: $367,500
Days on market: 20
No. of homes sold: 40
June 2016
Median list price: $344,250
Median sales price: $342,000
Days on market: 37
No. of homes sold: 42
Two Brookside homes sold in June for over $1million. Lowest sales price was $168,500. Median sales price is up 7.4% over last year.
Comparing year to date figures:
Jan-June 2017
Median list price: $375,000
Median sales price: $360,000
Days on market: 18
No. of homes sold: 159
Jan-June 2016
Median list price: $369,000
Median sales price: $364,500
Days on market: 41
No. of homes sold: 166
Although the median sales price is lower than same period of 2016, that hasn't been the trend this year. Demand is still strong, especially for homes priced under $400K--that's what is selling the fastest in Brookside.
Currently there are 42 homes for sale in zip code 64113, and the median list price is $612,450. It's very high because 25 of the 42 homes are priced over $500K, and those higher priced homes take longer to sell. I think demand will stay high through the fall--there just isn't enough inventory to match demand, pushing prices higher.
