Many houses are sold "as is". Some in more need of work than others. There are seniors, estate managers and people with neither the time/talent nor the budget to make repairs. For others there is an attitude of - My house, take it or leave it. Sadly, most Buyers looking at a house needing a lot of work will leave it. If you are Selling and cannot or will not do the necessary work, at least get estimates of what the new roof, new furnace, sealed basement and hardwood floors will cost. Let the estimating companies know that you will leave the estimates for Buyers to see. When looking at needed work in a house, Buyers seem to always overestimate the cost and the time. The printed estimates will eliminate this over reaction.
There are a lot of Buyers out there looking for bargains and willing to put in low ball offers until they find the best deal. If you want more for your house, do the repairs first. This will get you to "Yes" on a sale.
Let Buyers know that you know what needs to be done.
