Month of Oct. 2017 – Beginning of Q4 got off to a good start. Unit volume of 36 units sold is 6% ahead of prior year. Median Sale Price is 1% ahead, and both High-End and Entry-Level Sale Price finished 5.3% and 10% respectively, ahead of one year ago. Only Average Sale Price lagged at 2.8% behind last year due to the mix of homes sold. Looking ahead to November 2017, there are 44 re-sale homes currently contingent or under contract/pending compared to last year’s 33 sales in November 2016. It is likely November will exceed last year’s performance.
Oct. YTD 2017 – Unit volume of 361 is 3.2% behind last year’s mark of 373. Median Sale Price is dead even with prior year at $265,000 and Entry Level Sale Price is within a “Whisker” of prior year, with a shortfall of less than 1%. Perhaps more importantly, the Median Sale Price Per Sq. Ft. is up 4% compared to this time last year. See companion report 13 Trailing Totals.
