Reasonably Good Home Sales With Modest Up-Tick in Average Sales Prices in Battle Ground for November 2017

The Late Fall Season finds the typical smaller number of Home Sales; with New Listings making a huge drop, causing a large  decrease in the Inventory of available Real Estate for sale in Battle Ground WA for November.  Here are some of the highlights for this month:

  • The 3-Month Moving Average for Price is $397,909 or +17.49% compared to the previous year; with the 12-Month Moving Average now at $378,664 or, +13.94% higher.
     
  • The Inventory level for Resale Homes plummeted and is now at 1.1 Months.
     
  • Approximately 46 Pre-owned Homes closed in November, compared to 70 Sold in November 2016; a decrease of 24 homes or, -34.3%.
     
  • REO/Bank Owned property sales were 0 units (0% of total); compared to 0 (0%) in November 2016. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 1 (1.4%) in November 2016.

Battle Ground's average sales price moved up this month; and now exceeds nearby Vancouver's by approximately $61,836.

The Short-Term trend fell again as we usually see in the Fall; although the Long-Term trend actually rose slightly.  With Inventory dropping to such very low levels, it may become harder for unit-sales to keep going at this level.

Like Vancouver and Clark County, Battle Ground's short term price trend recorded an up-tick in this typically time of softer prices.  With available inventory dropping significantly this month, this most certainly suggests prices will only have strong support or upward pressure at least for the next couple of months this Winter.

The Inventory-by-Month chart shows the continued strong drop in New Listings, while Pending Sales and Closed Sales remained level.  Available Inventory Shrank with the combined effect of these elements.

Average New Listing Prices and Closed sales both climbed in lock-step fashion.  

Finally, both the Average Days on Market and Median Days on Market rose, which is expected for this time of the year.
