Once in a while, a real estate agent will get a stellar property that they just can't wait to promote. When the opportunity arises to go all out with such a listing, then it's important to pull out all the stops.

What defines a promotional-blowout property? It is highly desired by buyers, both local and out-of-towners who get wind of it alike. Perhaps this home possesses a sought-after address where listings are few and far between. It could have some celebrity status attached to it. Or maybe this property just has everything that most buyers want, enough to spark a major bidding war or to attract an exciting lineup of prospective buyers.

Here are a few different ways to promote a stellar property. You can use one, a few or all to ensure maximize exposure to the listing as well as create buzz around it.

RSVP List

A property like this will likely attract more visitors than the average home, so you may want to have people RSVP at your next open house. An RSVP list, as with any major event, helps you plan in advance for how many people to expect as well as to keep your open houses at a controllable number. No matter what medium you use to elicit RSVPs, make sure that you have a solid way to track them. This can be via text, email, a special online form (more web visitors, anyone?) or a combination of some or all of these. Just be sure that you and your team, if they are involved, keep track on all media you use so no one falls through the cracks.

Dedicated Landing Page

A dedicated landing page can bring some special focus to your stellar property. Highlight all the features that make it exciting and provide as many photos as possible. A listing of this magnitude deserves, too, a video tour or virtual video tour. As we mentioned in the previous section, this is a great spot on your website to include a form for RSVPs if you go that route for open houses.

Event Sites

If you are hosting an open house for this property, then don't be shy - say it to the world! Include the open house on various event sites. These are essentially search engines for local events that include all details and, in a few cases, include a way for people to RSVP. Event sites usually ask for a lot of information about events posted, so be sure to complete as much information as you can. Don't forget photos and videos if they have these features.

Host an Event

We've mentioned before how you can draw attention to a unique property by hosting an event. This is outside of your open house and does not even have to be related to your business. Charity events are always in need of cool venues. If a particular event attracts the same clientele that you desire, then talk to the head of that event and offer the property for free or for a small fee. Make sure you discuss how you would like to *subtly* promote the availability of the property and how you can share information with event-goers either before, during and/or after the event.
