They are Watching You, The Home Seller!

By
Real Estate Agent with Keller Williams Community Partners

Surveillance Technology has empowered the homeowner to make their home safe and secure.

This technology can also assist the seller when they have a home listed for sale.

Think about this: You are looking at a home, with your realtor, and openly discussing the quality of the home, finishes, and the price.

What if there are cameras in the home? The seller could be watching, and listening, to your opinions and interest.

As a result you lose your bargaining power because the homeowner knows what you are truly thinking about their home!

The Georgia Association of Realtors has modified a document, "Protect Yourself When Buying a Home", with items to protect the buyer as they look at homes.

A reference to Audio/Video Surveillance is part of the new document.

Ask your Realtor for a copy of this document before you start your home search.

And remember this: Assume any home you are viewing has surveillance in place!

Randy & Sue, good post. I do every inspection as if I'm on CCTV. It keeps me focused to always be professional. No question that this surveillance is in-use.

I suppose I've always treated people's homes like someone was watching, as I believe in karma and I was just raised that way to be respectful.
I rarely want to be in your home showing it any longer than necessary anyhow.
I never care what the seller overhears through spying because I'm a skilled negotiator, what they know from spying is no advantage for them.
If I find out they spied, they could be in legal trouble.
Plus, I'm a bit of  hooligan and I'll state things out loud with the intent to confuse and torment any eavesdropper-if I suspect they are.
They must disclose audio capable surveillance in their home with signs and in the MLS or they are breaking the law in CA:
California Penal Code § 632
