Most New Home buyers ask why they should get a home inspection.

New homes are not exempt from problems. In my 37 years in real estate, i have seen some crazy things that go on with new homes. Though the builder didn't intend for problems to occur, oversights and incomplete jobs happen and the unknowing buyers find out after the closing. A home inspection before the closing could have discovered the inefficiencies.

1. Builders delegate and do not always check behind the workers. They tend to want to push and keep the building on schedule.

2. Even though the codes department checks along the way, these guys overlook and fail to catch errors. 

3. Insulation in attics is one of the last things to go in. I know in my house, a whole section of attic blow in insulation was left out. This will waste energy. Your inspector will check the attic.

4. Many appliances and light fixtures are mostly imported and could be missing parts or have scratches or broken parts.

5. Hot and cold water connections get reversed. This could be an unwated surprise in that first shower after move-in.

6. Dryer vents may not be cut through to the outside. This usually is done at the very end of construction.

7. Drainage is a problem with many new homes. Soil is disturbed and settles over time which can cause water to collect around the footage and foundation. You do not want water under your house.

8. Home inspectors make sure that systems are installed according to national standards for safety and best use.


9. I had a friend whose bathroom was dumping water under the house. The drain lines were not connected. Who would have thought. It took months to find out when a foul smell started coming into the house. A home inspector would have found this.


10. Ground Fault Interrupter Circuits fail and some are bad right out of the box. You don't want that to happen and need the home inspector to test them.

 

Here's my recommendation, Always Get a Home Inspection. 

New homes in Tennessee must have a one-year warranty given by the builder. The builder is to warrant against failure in materials and workmanship and if that should happen, correct it. The subcontractors usually warrant their work and the systems. Some systems have warranties that extend up to 10 years so be sure to read the manuals and send in warranty cards. 

In Clarksville, TN the inspectors come to the property 6-8 times during the construction. Even the sidewalk has an inspection. But even though things are checked over and over mistakes happen. The best protection is to have a qualified home inspector to review the home and present you with a report. Then you can get these corrected before you move in.
