Do you remember when you first fell in love? What was it that attracted you? Most likely there was something about that person or that home that made you smile and be happy. As we, as humans, grow older similar to our homes we sometimes can become complacent. Look in the mirror and say "Eh! Good enough!". Same with the house, that fountain out in front has not worked in 2 years. Well, it is time to bring out the old charm. Say I love you again! Well how do we do that with our home, either to enjoy it for the rest of our lives or to Sell it?

A baby's smile is inviting, your home should be also
You heard right! Same as a cute baby, or in an interview. Smile, sparkle, make the interviewer like you. Same thing with your home, to attract a buyer....make it smile! As a Realtor, I see the things that others may overlook that will make a home memorable and standout from the hundreds of other similar homes for sale. I remember the homes that smile. Whether I am coaching a seller or helping a buyer see the potential in a home. Some things are so simple
As a Realtor, I look to Make a house SMILE and inviting so the buyer says....."I remember THAT one"
You know it works. How many times does a buyer repeat that unique feature of the home when they cannot remember even the street name. They will say things like the "picket fence home" or the "fountain" home or "the garden home" or "the porch swing home". My job is to make the home SMILE with one of these memory generators. Make the home unique and inviting.
SMILE Ideas
Some of the things are so simple:
1. Work on Street Appearance- First impressions are very important! New door hardware, replace broken or dusty entry lamps.
2. Clean, paint, patch cracks
3. Remove clutter and trim all plants, put some in season flowering plants in
4. Plants, porch chairs, fountain, arch, winding path to door, arch way, hidden garden, picket fence all say this is a "happy" home and make it memorable
As a Realtor, I realize that you don't have to spend a lot of money to make a home smile.
