New Strategy-Posting in Facebook Marketplace

Per a lender's suggestion, I am trying out a new lead generation strategy.  What I am doing is posting in the services section of the Facebook Marketplace.  As you can see, I am trying a few different strategies with a variety of titles.  

 

If there is a geogrpahic term in the title, I am making sure to tag that neighborhood, city, or zip code in the drop down menu of the ad builder.  For the cost, I am always marking it as a free service.

 

In the content section of the ad, I am posting something along these lines, 

"Our team has helped several people this last quarter find their dream home in central Austin, and we would love to help you too. Please contact us for specific property information and financing options.
- Erika Rae Albert, licensed REALTOR
E*Rae Realty Powered by eXp Realty
512-779-7597"
 
Here's an example of one post I did for buyers looking for a condo in Austin's 78704 zip code.

I'm not sure how effective this strategy will be, but it's worth a shot. I posted about 10 of these ads in less than 10 minutes. Best of all, this lead generation strategy is free. I' will be sure to report back and let you all know how this strategy pans out.

I think it is great to see agents that can get out of the box and try new things.

I am not sure how to find FB marketplace in my area--! I've tried searching by city but no luck.  Need to really focus on it as I would like to try it.

Thanks for the very specific graphic but no marketplace under my left column...I even looked under 'see more'.  going to ask my daughter to find it for me!  I appreciate you taking the time to respond!!!
