Are expensive home renovations worth it? Well, the answer can be tricky. We’ve put together a list of some of the most common home improvements that homeowners can commonly take on before selling. Some of them are a great bang for your buck, others don’t usually make that much of a difference. Before blindly embarking on your next home improvement project, check out some of these tips to see which ones are the best investment.

Curb Appeal-

That “love at first sight” feeling is a lot less likely to happen if your home doesn’t have great curb appeal. If your siding is dirty or your landscaping is lacking, a buyer is less likely to be attracted to your home. Curb appeal fixes are some of the most inexpensive ways to improve your home and will help you to see some of the best return on your investment.

Minor Bathroom Upgrades-

The bathroom is a portion of the house that buyers will inspect. Don’t feel like you have to go all in on a bathroom remodel. Replace tired grout to freshen up a dirty looking floor, replace the faucet, or try putting in a new mirror that updates the space. You can consider more pricey upgrades like a new energy efficient toilet or new vanity, but forgo the major overhaul. It just isn’t worth blowing the budget. Research shows that small upgrades return better on the investment and will cause fewer headaches for you when selling your home.

Efficiency-

It isn’t glamorous and won’t increase your curb appeal, but replacing attic insulation is one of the best things you can do to recoup your investment when you sell. A recent study showed that most homeowners recoup 116% of the cost of new attic insulation when they sell. That’s pretty impressive!

You will also be able to enjoy the benefits of these greener upgrades. An energy efficient water heater or new windows will give you the benefit of seeing lower utility bills in the meantime.

Kitchens (But on a Budget)-

Everyone loves a luxe kitchen! Most buyers will focus on the kitchen before any other rooms in the house. It’s easy to think that it’s important to overhaul the kitchen completely. A minor kitchen remodel actually recoups better than a major overhaul. Focus on updating cabinet colors, hardware, or maybe the tile backsplash. Don’t worry about gutting the kitchen. A few minor upgrades will help you to recoup the most money.

It’s great to improve your home for resale value but keep these projects in mind before embarking on a budget blowing remodel. You’ll be glad you didn’t waste your money and will be happy when you see your investment returned upon selling your home.
