We can do those for owner occupants on owned land, post 6/1976. Lots of these exist where the owner of the home also owners the land beneath the home. Yes they can be renovated with an FHA 203k or the HomeStyle® Renovation Mortgage which is a newer product for Fannie Mae. 

This particular home was in Placer County CA, but we have done them in a number of states of the years.

You can repair the home or the deck or both. This deck was in very poor condition, couldn't een walk on it when we started this project.

Many FHA 203k lenders and LO's are missing a bet by not promotiing these to your Realtor base. This product is clearly not for manufactured homes on leased land in Mobile Home Parks, yea, me too.
