1.) Be Competitive- and realistic, compete with other similar homes and price it correctly! The higher you go, the longer it sits, the longer it sits the more price reductions you'll have to take.
2.) Pictures- You only have 2 seconds to make a first impression, make sure your pictures have lots of light, and no clutter, hire a professional photographer if needed.
3.) Clean Up- Really deep clean everything, but first get rid of clutter so you can clean. Act like you are moving and start packing, even if you have to box it up and put it in the garage.
4.) Minor Repairs-Everyone has repairs, and this can spoil your home sale when the buyers get an inspection. Why not inspect your home yourself or hire an inspector? Be pro-active and find out what is really wrong with your home, then make the repairs. This can save you thousands!
5.) Be negotiable- Everyone likes a win-win in a real estate deal..the number one rule in real estate-Everything is negotiable. Sellers need to be willing to play the game of give and take, even just a little to make the buyer feel they are getting a fair deal.
