Summer Weather Reminder - Buyers Are Home While The Sellers Are Not

In an effort to save on energy costs, most home thermostats are equipped to run a heating or cooling "program". During the day while many homeowners are at work, the thermostat is programmed to heat or cool at a lesser (or higher) temperature and then scheduled to go down (or back up) when the home owners return in the evening.

It's imperative that buyers are as comfortable as possible when touring a home for sale.  This is a great time to remind your sellers for vacant and occupied homes to set thermostats to remain at comfortable temperatures throughout the day so they don't accidentally "sweat" a buyer out!

One more of those little details that often gets overlooked, great reminder!  Could also make the buyer's question how well the A/C works also if you do not keep it at a comfortable temperature

Today my sister Sue and I viewed 7 Open Houses today. I'm in Louisiana, and the temp today was around 90 degrees, maybe 95. And it is MUGGY as a sauna. In every house, the Realtor had the a/c on, but it wasn't cutting the mustard at hte set temperatures. The  poor Realtors were sweaty, and so were we.

If the house was cooler, I think people would have stayed longer, even if only as a refuge from the heat. As it turned out, it was cooler in my car than those houses. And yes, it did make me wonder, "What's up with the thermostat?" And it crossed my mind that the windows might not be well-insulated.

I wouldn't want my potential buyers wondering if my house had an insulation issue or a mechanical issue with my a/c, or beating a hasty retreat!

Same as in the winter when a buyer goes to view a vacant home and it's colder inside than outside!  I had one client who didn't believe in warming up the home -- even for an open house.  What happened?  After 2 months and no offers (and no heat when it was 40* outside), they took the house off the market!!  Oh well, some people just don't listen to advice and then regret it.  Thanks for the reminder.

Michelle - Case in point!  That is such a shame; you bring up additional valid points about concerns with windows, etc.

Maureen - that was an unfortunate situation.  Maybe they will learn from their mistake.

You are absolutely right about that. I have toured a lot this winter and the homes that are cold I can't wait to get out of. There is nothing welcoming about them and I'm sure I missed any features of the home in my efforts to escape as quickly as possible!

I remember a beautiful home that was on the market last year which had a gorgeous fireplace in the master retreat.  It was one of those double-sided ones that was in the bedroom and in the bathroom.  It was a terrific selling point and the homeowners made it a point to turn it on for every showing.  I really loved the idea as well, but I had a hard time convincing the homeowners that when it was 100 degrees outside that they really didn't need to do that.  In fact, everytime I was in the master, I couldn't wait to get out of there because it was so hot!  You gotta use your common sense, if it's too hot or too cold, your buyer is not going to linger around for very long.  Good post!
