The Neighbourhood

Twin Brooks is a neighbourhood in south west Edmonton, bordered on the north by the Blackmud Creek ravine and on the west by the Whitemud Creek ravine.  The Anthon Henday ring road forms the southern boundary.  The two streams join at Twin Brooks Point and flow into the North Saskatchewan River.  There are pathways along the ravines, making Twin Brooks an ideal community for nature lovers.  Twin Brooks District and Nature Park is located in the northwest corner of the community.

Twin Brooks was developed between 1987 and 2007.  It has an estimated population of 6,500 residents.  Most of the 2,000 residences are single-family, town homes and semi-detached bungalows.  The main collector road is Twin Brooks Drive.  Twin Brooks lake and park are located near the center of the community.

 

Schools and Amenities

George P. Nicholson Elementary School, Alberta Health Services public health centre, YMCA childcare and the Twin Brooks Community League Centre are located in the community.

Construction at the Twin Brooks 'First Place' first-time buyer project is in progress.  This is a City of Edmonton program which involves building townhome condominiums at twenty surplus school sites throughout the city.  The intent is to locate families with young children near schools in established communities.

Market Update for Twin Brooks

The Twin Brooks real estate market saw fewer sales in June compared to this period last year and months of supply has increased well into a buyer's market, as seen in many neighbourhoods.  Average price per sq. ft. is similar to this period last year.  There were fewer condominium sales, resulting in a higher median price.

Good morning Ronald DiLalla  and thanks for your note - yes, although the oil market has improved significantly over the last year, home sales are taking longer to pick up steam.  Home prices are still down about 4% since early 2015.
