Has Your Home Expired From the Market?

I analyze expired listings almost every night. It helps me keep up to date. I finished a little early last night because not as many homes are expiring lately. So I decided to look over some of the older expired listings.  

Usually I can tell right away why a property didn't sell, but sometimes the reason isn't so obvious. In many cases I have often found that a simple oversight may have prevented the sale such as incorrect listing data, not enough photos on the MLS, etc.  And contrary to popular belief it isn't always the price.  

At this point what needs to happen is a review of your homes position in the market with an updated market analysis.  We also need to review your previous agents marketing strategies and see if it was effective. I would be happy to email you a pre-listing packet to prepare your home for the market.  We can then schedule a time to meet so that I may explain how our marketing is different and see if you have any questions.

Unlike many agents today, I don't use pressure selling techniques; in fact I educate home sellers as to current market conditions and pricing.
