What I learned in the first 3 years of real estate

There are many lessons I have learned in my 3 little years being an agent. I will list the top 10 here and these are not necessarily the most important.

1. Never assume someone is not qualified to purchase based solely on their physical appearance

2. Never assume a person driving a luxury car is going to have good credit

3. Never show houses on Christmas Eve or Christmas Day

4. Always get a buyer's representation agreement

5. Take as many free mce classes as you can (instead of paying for some online classes at the last minute)

6. Be kind to your fellow realtors in all settings, you never know when you may be working on a deal with them down the road.

7. Always take time off to spend with your family and to refresh/reenergize yourself. It is your family that you are working for after all.

8. stay up to date on interest rates because you feel like a fool when someone asks you and you don't have the answer.

9. When you don't know the answer, tell them honestly that you don't know but that you WILL find the answer and get back with them and then follow through on that promise. Don't feel stupid for not knowing everything.

10. NEVER underestimate the power of referrals. Most of my business has been through friends and family and past clients referring other people to me. Without them I'd probably have no business.

It certainly has been an interesting three years.  You probably also learned somehting about the business cycle for the industry and long wave thinking.

 

Referrals really are the business, for most people, in most businesses.

Dave, I did not! That's the point. I showed them a home for the 4th time on christmas eve and they bought another home from another agent! Lesson learned!

I actually had someone ask if I could show them a home on Christmas day and I said I wasn't available and they went to another agent.  I couldn't believe they couldn't understand that I didn't want to work on Christmas and the owners didn't want anyone in their home on that day.

May I add one more?   . . .     Feel free to 'release' those clients that zap your energy, enthusiasm and passion for the business.  'Release" them back from whence they came . . .  they will almost always find another Realtor who suits them to a T.    If you keep them as clients they will refer people to you who are exactly like them!!!!!    More doesn't always mean better.   Be free . . .
