Location

Phoenix is divided into the East Valley and West Valley by Interstate 17. Sun City and sister communities along with Pebble Creek, Trilogy and Vistancia are located in the West Valley. Sun Lakes, Solera, Sunbird, Encanterra and Trilogy Power Ranch and some of the East Valley retirement communities. Traffic in the West Valley along with some airport noise is a deterrant to some. It is best to drive both areas and get a feel.

Sun Lakes is a popular East Valley retirement community because of location, affordability and amenities.

Affordability

You will find homes available in the low $100's to the upper $700's in Arizona active adult retirement communities. PayArizona Active Adult Retirement Communities paticular attention to the homeowner association fees and the covenants, conditions and restrictions (CCR's). Most 55+ communities also have a capital reserve fee that is paid by the buyer upon purchase of a home. Most are equal to one year HOA dues and that fee goes into a fund for future capital improvements. Read the CCR's carefully to ensure you are in agreement with the conditions and restrictions.

Amenities

What is important to you? Golf, tennis, pickleball, fitness? Not every 55+ retirement community offers golf or tennis. Lone Tree is an active adult retirement community with no amenities. Residents enjoy living in an age restricted community without paying for additional amenities.
