I just got off the phone with a newish client because he wants me to change the market trends in my appraisal from declining property values to stable or increasing. His case for this as far as I can tell is this: Realtors tell me the greater Portland Oregon area has not seen any declines in value and that the UW has not even ever seen an appraisal with the box marked declineing. That makes sense right. If this is the case lets discount that (I) the appraiser have analyzed the market with statistical data and included it in a 2 page addendum (not a boiler plate) explaining the current market conditions. Lets discount that ok. So then he comes back and tried to point out flaw in my analysis. Just for fun, I let him give me the parameters for a search to compile statistics and analyze them. Guess what still declining and at a higher rate than I estimated. I finished the conversation with I refuse to keep running numbers to squew the stats in your favor, faxing my market conditions worksheet, recent Oregon Appraisal Certification and Liscensure board news letter about market conditions, a stupid zillow profile, and a local title company graphs all expressing a decline in values. Damn thoes realtors and UW's everyone is wrong but you. I know he will just go get an appraisal from someone that will mark stable market and I will be chasing this fee or lack of fee I like to say these days for months. Basically, Im sure I wont see anymore work from this gentlemen (for lack of a better word) and why. Because I take pride in my work, go the extra mile and actually do an appraisal. So I ask, is there any use for an appraiser that is an analyst in my area? JK Adam
