Short Sale Real Estate Agent, I have had approvals in a little as two weeks and closed numerous Short Sale properties in Maricopa, Casa Grande, Arizona City & Coolidge, and Eloy Arizona over the past 3 years.  Negotiating a short sale with the lender takes experience.  A Realtor needs to make sure that all the documents that the lender requires are submitted at one time.  Each lender you deal with may have different requirements, so it is up the seller & Realtor to check with the lender prior to submitting a short sale offer.  It is especially important that once an offer is submitted, that the Realtor makes contact with the lender weekly for an update.  It can take weeks before the Realtor is actually directed to the right person that they will be negotiating the offer with.

A short sale can save a lender lots of money  - attorney fee's, the eviction process, delays from borrower bankruptcy, damage to the property, costs associated with resale, etc., that why lender's are encouraging Seller's to short sale their home instead of just walking away.   Lender's have become more receptive to short sales and approvals are not quite so long.

The process of the short sale is not that complicated, but the success or failure depends upon how you present it to the lender.  Many Realtors give up on short sales quickly because their first deal is rejected.  Like any business, short sales takes practice to get good.  Generally speaking, loss mitigator's are pretty good at spotting an amateur Realtor.  If you know what you are doing, it is more likely the short sale will be successful.
