                      My new favorite tool in my VAST real estate bag is the COMPASS!  

                      

  Is it just me or are other agents getting asked the dreaded EXPOSURE question? I must have missed that day in Kindergarten because I still haven't figured it out.  

I'll set the stage... My clients have narrowed their home choice to 3 homes and the importance of EXPOSURE has never been mentioned. It has now become Paramount to the sale! I stand frozen, repeating to myself "the sun rises in the East and sets in the West OR the sun rises in the West and sets in the East." Both sound plausible when you are hyperventilating! Looking around and trying  to look knowledgeable I try to decide if I should admit my failure at not knowing the answer or muddle through pretending to know emphatically. Et Voila! The Compass, which I think was invented 8 billion years ago,  comes to mind.

You would think that buying a compass would be simple! www.REI.com has 55 different kinds! Whats a girl that doesn't camp to do?  Do I choose the  the basic and boring $4 one or go for the $20 model that  has a magnifier/mirror/whistle/match storage/led light/and compass? Or do I go for the super deluxe model that can practically drive my clients around for a mere $200? My 5 year old son thinks I should get the one in the shape of a giraffe for $9. You never know when you'll need a whistle on your compass so...

I spring for the $20 model because it looked cool! My clients have been so impressed! I'm impressed! Don't Expose yourself! When the EXPOSURE question comes up, whip out that cute Compass and stand in the front of that house and boldly say that the house has Southeastern exposure and feel confident, even when they say they would rather have Northwestern with a twinge of Eastern on the side.

I laughed so hard at your post! Your writing style is just so....perfect!

Personally, I agree with your 5-year old and think you should have gone with the giraffe-shaped compass. After all, if you deftly step onto the front porch...and suddenly notice there's a house across the street blocking your view...the giraffe compass is tall enough to see over the top and still give a precise reading.

Lisa, that sounds like one of those real basics, but I never know which way I'm going.  My current car has a compass, but that's sort of hard to use in a house!

I keep a compass in my Jeep and tool case at all times.

As cost of heating and cooling of home's keeps going up. The exposure question is coming up more often by folk's looking to buy a home. To help with cooling costs, the house should have it's walls haven the most surface area to the north and south, and the least shout face the east and west seen that they have a higher heat gain.

Lisa, Welcome to Active Rain and the addiction of blogging!

I used to have a credit card sized gadget that had a compass, along with a knife and toothpick, screwdriver etc.... But since I couldn't take it on the plane, stopped carrying it. Good idea to go find it and put it in my car.

Another solution: Just show houses in the morning or afternoon of sunny days. Of course you do have to remember that the sun rises in the East and sets in the West.

First, WELCOME to AR! I am already enjoying your blogs! I too was asked exposure for the first time a couple of weeks ago, the buyer was from CA, so no surprise there. Fortunately I had the neighborhood plot plan, so I was able to determine it. However now thanks to your blog and your great idea, I will search high and low for the deluxe compass I had as a boy scout long ago and far away. It was old then, and now super old, but I'm betting that magnetic north is still in about the same place!

What an interesting blog!!! I showed property today and my client asked over and over about which direction the sun set.  I was clueless about how to respond.  "Uh... we can check the compass in my car..."  I'm so cluless, I don't think I have a clue about how to do that even!! I have to get one of those compasses.  Thanks for suggesting this. I never would have thought of it.

Hi Lisa,

Thanks for the positive comment on my blog. 

The southern exposure gets sun all day, The west gets the beautiful sunsets, The East the nice morning sun and the Northern exposure gets the cool shade.

That is why the more savvy buyers want to know the exposures.  Most of the people with a GPS have a compass built in. Though yours sounds more impressive  :)

West -  Great Sunsets  - Great for Family Room or Kitchen/Patio

East - Great Morning Light I love a Bedroom with morning light

South - Sun all day.
