Month of Nov. 2019 – Sales took an unanticipated dip despite their being plenty of pending sales in the pipeline. 29 units sold vs 34 last year is a 19.1% shortfall. Many readers may ask, “What happened”? The answer is that this is shortfall is an anomaly and for some unexplained reason closing didn’t close as expeditiously expected. Average Sale Price is down 7.3% and Median Sale Price is down 3.7% compared to one year ago. Entry level homes managed a 19.7% increase and was the only category to do so. Average Days on Market was 67 days vs 76 days in prior year, a 12% improvement. Looking ahead to December 2019, there are 54 re-sale homes currently contingent or under contract/pending. It seems inevitable that we will meet or exceed last December’s total.
Nov. YTD 2019 – Despite the soft month, YTD sales are still 19.1% ahead one year ago based on 462 units sold vs 388. Average Sale price & Median Sale Price are down 2.0% and 2.5% respectively. Average Days on Market are 77 compared to 59 in prior year, a 30.5% increase. We have one month to go in this decade. Its obvious Sun City Texas will have a great year of re-sale properties, with a little softness in pricing.
