Yet ANOTHER Word for Newbie Property Managers....

Sometimes we take over properties that have tenants already in place.  Usually we get copies of leases...maybe we get a copy of a move-in property checklist and rarely do we get copies of tenant applications.  DIY landlords may think they don't have to provide, buyer's agent forgets to ask for them at closing and closing attorney staff never remembers...NOW is the time to get updated applications.

 

When sending out your intro letter for your taking over management (this and letter from property owner should go out at the same time in the same envelope if possible) you should ask for updated application information...STRESS that you will not be running their credit and that this request is for updated information only.  

 

Make sure your application form is completed by each adult tenant AND that it includes their cel phone # and e-mail address.  From this information, you can enter however way you want them to contact you in future...email is best with message going to all residents at the same time.
