Buyer Beware. Certificates of Occupancy Matter. Many homeowners take short cuts when doing home improvements.They do not get the proper permits for the work to be done, additions, finishing a basement , electrical , plumbing etc. Sometimes they get the proper permits but forget to close the permits and/or fail to have the work inspected to get the Certificate of Occupancy. Homeowners take note: A home without a Certificate of Occupancy that is current can be at risk for insurance companies to refuse claims, mortgage companies to refuse refinancing or funding for a new owner at resale, or it could cost you that valuable potential buyer at resale.
