Do Certificates of Occupancy Matter?

By

Buyer Beware. Certificates of Occupancy Matter. Many homeowners take short cuts when doing home improvements. They do not get the proper permits for the work to be done, additions, finishing a basement , electrical , plumbing etc. Sometimes they get the proper permits but forget to close the permits and/or fail to have the work inspected to get the Certificate of Occupancy. Homeowners take note: A home without a Certificate of Occupancy that is current can be at risk for insurance companies to refuse claims, mortgage companies to refuse refinancing or funding for a new owner at resale, or it could cost you that valuable potential buyer at resale.
