WHY LIVE AT THE LIONSGATE?  If you are looking for a luxury condo building in downtown Bethesda that is actually finished so you can walk in it and see the finishes and meet your concierge and your neighbors, you want to visit Lionsgate. Bethesda is filled with new construction these days but how long will they take to finish?  What will the neighbors be like? What will your view actually be?  Those things are hard to figure out from a floorplan at an off site office and require a huge leap of faith.  Lionsgate is a building that has been there long enough to get the kinks out but new enough to have all the bells and whistles that you expect from a truly luxury building!

Literally everything you would ever need to live is within walking distance. The metro is three blocks away.  Starbucks is at the end of the block. Black's is across the street and the Tastee Diner and the Pancake House are a half block away. Woodmont Triangle is filled with ethnic restaurants and boutiques so you really do have everything you need! But, if you need parking, they have that too. The building has a classic facade similar to those you might see on Connecticut Avenue in Washington, DC or Park Avenue in New York City.  The building sets an elegant tone with its 24 hour front desk and door man, a valet service, executive center, large fitness center, and rooftop terrace. Both the front desk and the door man are consistently efficient and pleasant - a welcome change from some other buildings nearby!

Condo fees at Lionsgate fall in the upper range of condo fees in Bethesda because this is an all inclusive luxury building.  For example, the condo fee for a 2 bedroom 2.5 bath unit with a den is more than $1300 a month. The condo fee covers the 24 hour front desk and doorman, the party room and exercise room, security, snow removal, parking, exterior maintenance, and master insurance.  Utilities, including water and sewer, heat, gas, cable, and internet are included in the condo fee.

SCHOOLS DISTRICTS FOR LIONSGATE CONDOMINIUMS

                                  

Lionsgate is in the Bethesda Chevy Chase Cluster of the Montgomery County Schools. The students who live in the Lionsgate condos will attend Bethesda Elementary, Westland Middle School, and Bethesda--Chevy Chase High School. Nearby private schools include Landon School for Boys, Stone Ridge,  Our Lady of Lourdes, and Georgetown Prep.  

 

Life in the Woodmont Triangle

This area of Bethesda is the new place to be. As the area around Bethesda Avenue, a short walk to the south, becomes home to all the chain stores in Bethesda (Apple, Pottery Barn, Lululemon, Blue Mercury), the WoodmontTriangle still offers individual stores and restaurants that are unique and unto themsleves.  There are lots of restaurants here  from Duck Duck Goose to Foong Lin  and more.   You definitely want to check out the Bethesda Diner, an original and iconic part of Bethesda.  While dining out is still difficult, most of these restaurants have a great carry out menu too during the pandemic.

If you want to shop for a unique treasure, come to the Woodmont Triangle.  From a repair store for your Brothers sewing machine to a store selling coins and stamps, you will find it here.  You can also find nail salons and exercise programs, upscale design centers and fashion boutiques!  If you can dream it, chances are it is already here in the Woodmont Triangle!
