Recently, I read a well deserved featured post "Could you do me a favor if you're able?" This well written, succinct post written by Dana Hollish Hill, Bethesda, Maryland, is asking agents to please use the features within their MLS to display homes that are potentially wheelchair assessible, among other needed features.
Spot on! That's a huge issue with almost any niche type of search in any MLS. When those features aren't available, the search takes MUCH longer, making it difficult to find the right homes for those deserving the features.
Be dilligent when listing homes for sale. Make sure to look for every feature, not just how many bedrooms and bathrooms exist. Noticing every feature will put more eyes on your listing and that visibility just might help it sell faster.
Finding homes with key features is an issue in a lot of MLS's. The features aren't there to help a realtor find a specific feature for their clients.
But I'd take it one step further. If you realize that your MLS has missing features that would benefit someone searching for a certain feature - notify your MLS!
Please don't sit on the sidelines and say to others "Why don't THEY have XYZ feature?" Do something about it and send that notification directly to your MLS.
Better yet, form a work group and review what features need to be added, whether they are for assessibility into homes or any other subset of features. Not only will you be doing a service for your realtor community, you'll learn a thing or two along the way.
Speaking from experience, I've done this. Realizing in 2009 that our MLS did not have any green features or certifications, I formed a work group and we added the first few features. In 2013 I rallied the troops, there weren't many, and added another 65 features! I'm very proud of this work, but I'm humbled to have learned a lot along the way.
So take that first stab and review your entier list of features. What's missing? What features would benefit your city, town or region?
