Mortgage and Lending with Wells Fargo Home Mortgage

We saw about .375 to the discount better in rates today. The bonds are doing better and for right now I suggest to float.

I just had a conversation with a realtor who wrote a contract last night for one of my borrowers. She asked me to call the customer and discuss his payment with him, because he wanted to try and get it lower based on the estimate she had given him. She wasn't sure how we figure PMI. I am saying all of this to say. I appreciate my realtors more than you know, but I am the mortgage expert. I express to all of them for them to sell the house, and I will take care of the mortgage. I don't want them to have to know my side of the business. I want you to concentrate on your business, and I will take care of the financing. I just wnated to get that out there.

It might help someone down the road. Just thought I would share. Hope this is not misconceived. Have a great day!

Wow! Interesting comment! I feel that way as well. I don't try to stay up with loan products as they're so many. Rates? They change intra-day!

On the flip side, I recently sent my buyer to get pre-qualified by my lender. Found the house. When we found the house, we began to discuss the offer. My buyer informed me that the lender told him most banks pay all buyer's costs on short sales and REO's. WHAT?

That's not my experience.

I have never had the experience of the bank paying all closing costs. If anything they pay less than a seller most of the time. People have this misconception of foreclosures. They all think that they are going to get a great deal on a f/c and they have nothing to bring to the table. It's not how it works people! If you have to ask the bank to $8000 worth of stuff, and down payment assistance, you are not going to get a bargain chances are! Cracks me up!
