What Is Days On Market (DOM)

 

In Real Estate, Days On Market on Long Island means the number of days from the date on which a property is listed for sale on the local Multiple Listing Service (MLS), to the date when there was an accepted offer by the seller and they signed the contract for the sale of the property with the buyer. The term is used to help Real Estate Agents and potential buyers understand how long a property has been on the market for sale. 

 

On Long Island, after a property has been accepted, a home inspection is usually performed a few days later. After everything is checked out and the buyer wants to go ahead with the purchase, the Seller's Attorney sends the Buyer's Attorney the Contract to be signed. After the buyer signs, the seller then signs and they are now in Pending status. Days on market cannot be adjusted. Once a property is entered into the MLS, the days start adding up and there is no going back. If a listing has been cancelled and is re-listed again on the MLS, the Days on Market start all over again.

Days on the market in our market as been manipulate. Currently the average days on the market is 8 days and that is only because we are holding off on offer presentations for one week until the house receives full exposure. Otherwise, the average days on the market would be 1-2 days. 95% off the deals dont have financing and inspection conditional clauses and Buyers are coming in firm.

Always interesting to me, Sheila and Larry, how much difference there is between various states. Here, we agents "write" the contracts and inspections don't happen until after there is an executed contract. There is no attorney involved except to do the closing.

Good explanation of the DOM of a listing.  In our area some agents will cancel and wait a period of time before putting it back on market.  This doesn't accumulate the DOM and f it also carries a price change it looks like a fresh listing on the syndicated sites

In our market, if you do this, I believe you have to wait at least 30 days before relisting it.

Wonderful explanation of DOM, Sheila! Funny but, I was sharing a CMA with a sweet couple last week who are first-time home sellers. The wife saw the DOM and exclaimed, "I don't think we can be out of the house that quickly!" She thought DOM was literally from list to Close!

Needless to say, that was a first for me!
