For Sale By Owner Sign

Yesterday one of my buyers drove by a house that seemed to be of interest.  They said that they saw two signs on the front lawn, one for sale by owner, and one was an agent sign.  They were curious why there were two signs on the front lawn and so we drove over to the property.  I called the agent.  I said what is going on with this house and may I show it to my buyer.

The secretary said, just a moment please.  The agent got on the phone.  He said that the owner had bought the house at auction 9 months ago.  He had paid $1,210,000.  While he was deciding what to do with it he rented it out to a group of students for about $3000.00 a month.  The students stripped the house of everything.  The kitchen is gone, the bathrooms are gone, the floors are wrecked and the house is in total disrepair.

The market has deteriorated since he purchased this house and now he has to put quite a bit of money into it to restore it so he can sell it.  The agent said that the owner put the for sale by owner sign out because he is hoping against hope that someone will come along and pay him at least what he paid for it.

Unlikely in this market.

If I was the listing agent I would NOT want a For Sale By Owner sign in the yard of a home I was selling.  Did you find out if the listing agent had an "exclusive right to sell listing contract"?

Miriam - I agree with Sam, I wouldn't want a For Sale by Owner sign in the yard. As an agent I am not happing showing homes with FSBO signs in the yard.

Wow....

I would hope the agent would explain that having both signs could mean an even reduced offer. I would if that was my buyer... Seems motivated to me.

Why would the agent allow this to happen.  It is not worth it, he knows it is not going to sell in today's market.

Seems like an open listing. I'm surprised there aren't a whole collection of signs in the yard.

thats just crazy... time to fire the client and walk away from the listing. Some one will find it on Realtor.com... drive by it and call the FSBO number... WRONG!

The thought that a buyer unassisted by a broker would possibly make such a foolish move as to buy a stripped house for what the seller had in mind , should tell us all something. That FSBO's think consumers are dumb, but those that are working with agents are not, this appears to be a back-handed compliment to brokers.. but a funny set of circumstances to arrive there . I've seen that here.  In all cases, the owner signed up with a limited services broker just to get the listing in MLS and the owners think they are still For Sale By Owner.

Miriam, it appears the Agent has an Exclusive Agency listing or worse yet an Open Listing. If it is an Open Listing, I guess the Seller is covering all bases and hopes someone calls him first. Have a good weekend!

If the seller signed an exclusive agency or open listing contract, it's fine to have his "for sale by owner" sign in the front yard, however it is confusing to have both signs.  I would recommend removing the agent's sign and let her use her own marketing outlets, ie. MLS, etc. to find possible buyers.  What is strange is why the agent had no idea that there were two signs.  Must be she hasn't visited the home recently.
