The last couple of years have been wild, both in how people live their lives to the housing market itself. The spring is always a mad rush to buy homes and for home renovations to begin: so it's a good idea to get a plan in before the race starts.  

These are six home upgrades you should plan for in early 2022 and why they're fantastic additions to any home.

1. Update Your Roof to Add Value

In 2020 and 2021, many people avoided making large investments in their homes, like replacing their roofs: which has led to many living under structures that aren't as safe as they should be. Now's the time to update your roof to something that will protect you and add value to your property. 

One of the top styles people are looking at is terracotta roof tile, which gives off a luxurious and interesting look: while also lasting up to 100 years. Upgrading to terracotta can increase your home's value and give your property the chance to stand out amongst the others surrounding it.

2. Increase The Utility of Your Home Office

Home offices have become extraordinarily common, with a quarter of Americans still working remotely: and 50% saying they'd take a pay cut if it meant they could work from home. Because of this, whether you work from home or you're considering selling your home: outfitting a space as a home office is a highly sought-after update.  

This means more than just slipping a desk into a guest room and instead means that you'll have a space set up only for work so that employees can focus while they make a living.

3. Increase Safety for Those Who Live Here

We want our loved ones to be as safe as possible: and that's especially true at home. So while you're updating your home, keep safety in mind. This could mean cable railing systems for your deck or ensuring that areas where moisture gathers have somewhere to drain to. 

If you have a pool, consider putting a small fence around it to keep people and wildlife safe, even if it's not a regulation in your area. Other safety additions can be ensuring your fire extinguisher and smoke detectors are up to date and that your windows can be easily opened and accessed from the inside in case of an emergency.

4. Add a Cozy Sunroom

More people have been stuck inside than ever before in recent years: and 2022 is the time that we're taking back the outdoors. If you want to do this with your home but don't want to deal with the itchy awfulness that comes with the insect life of being outside, consider adding a sunroom to your home! 

These spaces blur the line between inside and outside and allow you to enjoy the fresh air while avoiding the bugs and direct sunlight. Investing in an area like this, with extra attention paid to windows that can open and close, will give you the chance to enjoy this room year-round.

5. Windows To Fight Against Temperature Changes

When’s the last time you updated your windows? Although we do everything we can to block out the weather, from installing aluminum soffit to updating our insulation: many forget that our windows are the largest air leak in our homes. Take the time to update your windows so that they're both resistant to weather and also gorgeous to look at. This can be an expensive upgrade, but if the temperature from the last couple of years has shown us anything: it's that it's unpredictable.  

Get windows that you can trust with the confusing weather patterns, and when you sell your property, there will be a great perk to list. Beyond this, they'll help lower your monthly heating and cooling bills and will add beauty to the outside of your home!

6. Your Floors Shouldn't Have to Be Treated Carefully.

Many get nervous when they wear heels inside the home or don't allow their kids to have their cleats on when they get home from soccer practice: but why should you be so careful about your floor? Seek out flooring like faux wood that looks great and can handle the many things it has to go through in daily use. Just like everything from window to front door design, your floors should be thought out and carefully chosen. Pick a style that suits your interests, and rest easy, knowing that it won't scuff or stain while you use it.
