Get New Buyers From Your Listings

I am finding more and more success with picking up new buyer clients from sign and ad calls from my current active listings. I showed one of my listings to a prospective buyer recently and it was out of their price range. After a few qualifying questions I found out they did not have a Buyer's Agent and they were very ready to buy RIGHT THEN! I put together a new list of homes in their price range and took them out and after about 6 houses we found one they liked and we are closing Tuesday - less than 30 days after our first contact.

In a time when listings are taking longer to sell, work with buyers-especially first time buyers. Most sellers are willing to do Down Payment Assistance and pay closing costs on an FHA and most first time buyers will work with the seller on price if they are given the right information about how the programs work. They have to be educated as to how to make a competitive offer even though the whole world is telling them it is a "Buyer's Market" and that they can make whatever offer they feel like even though they need in some cases $10-12,000 worth of help from the seller. It can be a little tricky because you are their agent but you have to let them know that you are there to help them get the best possible deal that they can and still get the help they need.

This can be a quick source of income when listings are slow to sell!! Best of luck!!
