Great information!  It is a difficult thing to try and "time the real estate market."  Best to have a professional Real Estate Broker  to assist with an informed decision, when trying to decide when to sell, or buy.

Your two-step "Take Away", it seems to me, needs a third step...and it should be the first step. That step is deciding what you are going to do when you sell your house.

If it is your residence, where will you live.

If it is an investment property, what will you do with the net proceeds from the sale...besides pay taxes on your gain.
