Balancing out the Downtown SJ market

Today we officially have 61 units for sale in downtown. We are heading far away from the market where sellers can ask anything and they will get it. 

I know it is hard to decide to sell your home despite of how much you want to during the times market is REALLY good and you see the appreciation hit new high. 

Markets can change fast and we are seeing this across the board.

During busy market we typically don’t have more than 35 units for sale, which clearly shows today’s 60 units is undeniably changing the market that was favorable

for sellers for so long. 

Most importantly more than 40 of the 61 units have been on the market for more than 30 days which means it’s time to adjust not just the price expectations but also the length of time your home will take to sell.

 

If you own a home in the Downtown San Jose or Japantown area, you will need to price very carefully, home will need to look it’s best, you may have to negotiate on some repairs during escrow and your marketing and strategy must be up to standard.
