There is no shortage of online tools that will help you calculate the value of your home. But it's important to keep in mind that pricing your home is more complicated than an online tool can calculate.  I wish it could be as easy as checking an online calculator but it ain't.  

Pricing a home is an art as well as some part majic.  There are all sorts of ideas on how much an home value is calculated but the science comes from pricing a home to get viewings and then hopefully offers.  The seller needs to sit down with their realtor and come up with the dollar figure that they would like to walk away from the closing table with.  This is the check that they are going to deposit in their bank account.  This is after all closing costs, etc, etc.  

The realtors are not magicians and can not generate offers for homes that are listed too high.  It is not going to happen because today's consumer is much more informed on the values of home.  A good realtor can negotiate top dollar but we need to be realistic from the start.
