I did watch this entire video and had a "what if?" for you.

What if I'm selling a house that is in terrible shape - holes in the roof, peeling paint, exposed electrical system, unworkable well, and the seller cannot afford to fix anything and is selling "as is"- While VA and FHA loans can cover a lot of issues if the issues are repaired, how would they allow a deal like this to move forward? Renovation loans? What if the seller is in a rush because they're going into an assisted living facility?

I know that's far fetched but just wondering if there ever is a time where VA and FHA (and the like) won't work.
