Another Satisfied First Time Home Buyer

I love helping first time home buyers become first time home OWNERS.  There is such a feeling of satisfaction helping someone through the process of buying their very first home.  It's the start of their financial future. 

Yesterday I had the pleasure of handing the keys to my buyer client, a first time home buyer.  We found this great townhouse in the community of Braemar.  Three finished levels, end unit, one car garage and a three level bumpout.  And it even had a deck!  It was in excellent condition. The home inspection revealed no problems.

We negotiated a sales price that was 21% below the 2008 Tax Assessed Value.  We also negotiated that the seller pay 90% of his closing costs.  So, all said and done, my buyer needed well under $1,000 to cover his portion of closing costs....and that was more than covered by his initial earnet money deposit.  Had he not used the additional earnet money deposit toward his down payment, he would have received a refund of over $1,500 at settlement.

Richard:  He's a great young man and deserved a great deal.  Full time ER nurse, volunteer firefighter and in the Air National Guard as a reservist.  I love it when a good and deserving person gets a great deal!

Norma:  I still remember my first home purchase...and my agent.  Not a very pleasant lady.  A real firecracker.  Liked to pick fights with the opposing side.  Was a leasson to me when becoming a Realtor of how NOT to be.

I am also curious as to what price something like this would sell for.  I did not see it mentioned in your post.

Trey:  Maybe in another 3-4 years the seeds I'm planting with the first time home buyers will turn into the first time home sellers.  Haven't had those yet...with the one exception of my brother.
