Want A Deal? Here's Real Estate Auction Information for Big Bear City California!

Everyone is looking for a deal these days so below is information regarding upcoming auctions for property in the Big Bear Valley.  Auctions aren't always the best deal in town.  Sellers that have a lot of equity in their home sometimes price their home more aggressively and we have bank owned properties that are often better deals than what you find at auctions.  If you are in the market for a good deal, contact me first.  I can email you a list of properties regardless of who's selling it. 

If you plan on going to an auction exercise the following advise:

  • Do your research and have a good understanding of what needs to be fixed prior to making a bid.  Most properties sold at the auction are sold "as is" with no warranties.  Knowing what's sold in the area and what your return on your investment is critical in knowing you got a good deal. 
  • Make sure you know the terms and conditions of the auction.  Did you know its typical for a successful bidder to pay a buyers premium of 5-10% of the purchase price?  So if you bought a property for $200,000 expect to pay a commission or "buyers premium" of $10,000 to $20,000 on top of the original $200,000 purchase price. 
  • Don't get carried away with all the hoopla at the auction.  Once you've hit your price limit, walk away and move on.  You don't want to get over-emotional about a purchase if you are expecting to get a good deal.  There will be other opportunites.
