8 Tips to Buying a South Florida Waterfront Home From a Boater's Perspective

If you own a boat or are considering purchasing a vessel in the near future and you are in the market to purchase a Aventura, Golden Beach, Hollywood, Hallandale or Sunny Isles waterfront home, below are a few tips to consider as an owner of a new boat or a Buyer for a South Florida waterfront home.

  1. First things first, ask what the water depth is at the property? Remember, deeper is better. Plus, it's easier to navigate larger vessels since they usually draw more water. I recommend a minimum of 5 feet low-mean tide. Be sure you know the draft of your vessel or future vessel?"
  2. Are there any fixed bridges located in your area? Will have to navigate through a fixed bridge to access your desired destination? If so, what is the clearance/height at high tide? Many times fixed bridges are tall enough for about any vessel to pass under.
  3. What is the distance to the ocean cut and how far do you have to travel to gain access to the "big water" from the inlet?
  4. How wide is your dock and the canal? Will the overall length of your dock meet your vessel's length? Also, typically the wider the canal the more privacy you will have.
  5. Is the property located in a wake zone or no wake zone?
  6. For the most part, South Florida properties offering open water views have the steepest price tags for all of the obvious reasons. Characteristics that impact value include alluring views and privacy. These features may not always be valuable in terms of docking your vessel at the property due to the rough seas & wakes from other vessels.
  7. Does the dock offer the correct services: 30, 50 or 100 amp service, water, cable and telephone?
  8. Most importantly, is your seawall and dock deeded to your South Florida waterfront property?
