With this current unstable real estate market,many homeowners want to find out the value of their home. Many want to know if it will benefit them to sell or renovate? Did that past remodeling project really increase their home worth? What improvements do I need to make to my house to bring it up to prices of what homes are selling for in my neighborhood? Your house is worth what similiar homes in your neighborhood are currently selling for.

Example: Your house for sale in Washington DC might have appraised for $350,000. But if similiar homes in your neighborhood are selling for $275,000 and you have your house listed for $350,000 then you are only pricing yourself out of the market. Things you want to factor into the value of your home includes age of the home and any recent improvements/updates. Major improvements to areas in the house such as kitchen and bathroom will bring a big return on your investments.

Real estate is local. Whether you are in the market to buy or sell a home,it is very important to establish a current market value to utilize in setting a listing or determine an offer price. So when you feel that the time is right to sell,make sure you consult with a knowledgeable and competent local appraiser that will give you an accurate estimate of your home. Or have a real estate professional that knows the market very well perform a CMA (Comparative Market Analysis)on your home based on recent home sales and market activity.

Lanre- Great explanation, sellers sometimes fail to consider that their property is only worth what the market say it is.  Unfortunately many are still stuck in boom time.

Kevin-It seems to like more bank owned properties hit the market every day now. Hopefully things will get better soon.
