How about we all contribute to a hypothetical scenario.  Let's make it as difficult as possible and then solve it.  The trick is that each entry after this one can only add ONE more element to the equation.  Let's try to get 8 to 10 total elements before solving.

We'll start with this;

1.  $450,000 appraised home on the market that MUST be sold ASAP

2.  Other homes in area comparably valued have sat on market for 18-24 months

3.  ? ...

I'm not a Realtor....but I would tell them this is the perfect house for them. If I was in the market for a house, this is what I would pick. At this price, you can fix it up the way you want it. And the sellers has decided to assist you with closing costs.

Let's take a tour of the house.  Look at the great entry hall and don't you like the center hall colonial, with the winding staircase.  The walls are all a neutral tones, will go with almost ever color scheme.

Oh my, good at the size of the kitchen, this is wonderful (as my perfume is evaporating under my nose and the air freshner is not lasting from the smelly birds). So up to the second floor.

Shan:

I assume the home is under market price.  I would ask the famiy to move out in a tent on the edge of town.  Then, I would get a mold inspector out to check for mold and disclose what was found.  The birds would go with the family.  You would not have to disclose ghosts, unless the buyer asked about it in writing (in Oklahoma),

I would add a more flowers in the new garden.  Concerning the property line violation, I would get all of the information I could from my favorite Title Co. and propose a plan to tell future buyers.  Maybe several homes are over their boundaries and the developer got city approval for the entire subdivision to sell lots like this one.

Then I would pray like the dickens for a buyer that would want the home.  A selling bonus could help.  Price reductions every two weeks could help.  AND MAYBE, JUST MAYBE, YOU COULD HANG A LARGE PICTURE OF TOM CRUISE ABOVE THE FIREPLACE MANTLE IN THE LIVING ROOM.  EVERYONE LOVES TOM CRUISE!! (or not).

And that's because the buyers came to me for the Mortgage. They are PRE_APPROVED and ready to place that bid. Their attorney is waiting on the contracts and we should be able to have them in their house in no more than 45 to 60 days. Did I tell you, they have 25% to put down, no PMI and still money left over to do some cosmetic changes.
