Bank Short Sales are like a Football Game! Most Banks Are Taking the Ball and Running with it !

The start of the football season around the country this week, reminds me of how the Bank Short Sale Process has been defined over the last year or so. We went though a long and hard training camp with both the Banks and the Realtors defining the process over a period of time and have developed a playbook of guidelines in which to follow. Both teams have gguidelines and the results of the game depends on how well each team works thru the process on the playing field. I believe if you have a great game plan, provide the team with all the information they need, they will take the ball and run with it!     

I have been writing over the last 4 weeks, how I have noticed most of the banks have improved their service in dealing with bank short sales over the last month. Most of the banks have improved their ability to get back to me answers on submitted contracts. Yesterday, I received a call from a lender on one of my Waterfront Pool Home Pre-Foreclosure, Bank Short Sale Listings which I sent the completed package to them just two weeks ago. Here is how the conversation went;

Mr Kendall, I am calling you in regards to the short sale package you sent us. Everything looks fine, I will order up a (BP0)  today so we will have the results back before the end of the week. Please contact your seller and have them provide their last two weeks pay stubs to us here is my direct fax number you can fax me a copy of their pay stubs. Based on the information you sent and the results on the BPO we will work hard to get you a answer as soon as possible. Thank-You for sending in a contract on the property, we look forward to working with you. 

                                       

The results of each real estate market will vary and it is not the same around the country. The current real estate market in Cape Coral, Fort Myers and LeHigh Acres, Florida where prices are driven by the amount of Closed Bank Short Sales and Bank Owned Property. This has a lot to do with the improved service in my market place. There may have never been a better time to buy in southwest Florida then now.
