For those of you that would like a month by month report of what's selling in the area, here is the overview for 2006.  I will attempt to publish the information for 2007 as it comes out.

Overall in 2006 there were 2,586 residential listings sold in the Bryan-College Station MLS.  Keep in mind that surrounding areas are included.  This would be primarily Navasota, Hearne, Snook, North Zulch, Anderson and Calvert.   The 2,585 listings sold for a total of $395,568,530.  The average sales price for a home was overall $153,025.

January 2006

62 single family homes sold, 8 condos, 4 mobile homes with land, 2 patio homes or townhomes, 6 houses with acreage, 20 new builder homes and 2 new patio/townhomes for total sales of 104 units.  The average sales price was $155,083 and the average days on the market were 137.  New listings totaled 374.

February 2006

68 single family homes sold, 4 condos, 3 mobile homes with land, 5 patio/townhomes, 14 homes with acreage, 1 recreational, 19 new builder homes and 1 new patio/townhome for total sales of 115 units.  The average sales price was $141,618, average days on market were 131.  New listings totaled 332.

March 2006

134 single family homes sold, 9 condos, 8 mobile homes on land, 8 patio/townhomes, 16 homes with acreage, 30 new builder homes and one new patio/townhome for total sales of 206 units.  The average sales price was $148,076 and the total days on market were 113.  New listings totaled 448.

April 2006

154 single family homes sold, 17 condos, 6 mobile homes on land, 15 patio/townhomes, 13 homes with acreage, 33 new builder homes and one new patio/townhome for total sales of 239 units.  The average sales price was $141,176 and the total days on market were 117.  New listings totaled 431.

May 2006

210 single family homes sold, 43 condos, 5 mobile homes on land, 8 patio/townhomes, 13 homes with acreage, 33 new builder homes and one new patio/townhome for total sales of 331 units.  The average sales price was $143,896 and the total days on market were 117.  New listings totaled 431.

June 2006

217 single family homes sold, 23 condos, 3 mobile homes on land, 15 patio/townhomes, 18 homes with acreage, 45 new builder homes and 3 new patio/townhomes for total sales of 324 units.  The average sales price was $60,496 and the total days on market were 109.  New listings totaled 443.

July 2006

199 single family homes sold, 18 condos, 2 mobile homes on land, 12 patio/townhomes, 14 homes with acreage, 36 new builder homes and one new patio/townhome for total sales of 282 units.  The average sales price was $148,494 and the total days on market were 109.  New listings totaled 274.

August 2006

188 single family homes sold, 28 condos, 6 mobile homes on land, 13 patio/townhomes, 19 homes with acreage, 33 new builder homes, 2 new builder homes with acreage and one new patio/townhome for total sales of 320 units.  The average sales price was $65,136 and the total days on market were 112.  New listings totaled 340.

September 2006

96 single family homes sold, 6 condos, 4 mobile homes on land, 9 patio/townhomes, 11 homes with acreage, 34 new builder homes, 1 new builder home with acreage and 1 new patio/townhome for total sales of 162 units.  The average sales price was $158,363 and the total days on market were 119.  New listings totaled 261.

October 2006

140 single family homes sold, 17 condos, 6 mobile homes on land, 15 patio/townhomes, 13 homes with acreage, 33 new builder homes and one new patio/townhome for total sales of 197 units.  The average sales price was $141,176 and the total days on market were 111.  New listings totaled 218.

November 2006

84 single family homes sold, 5 condos, 1 mobile home on land, 3 patio/townhomes, 8 homes with acreage, 34 new builder homes, 6 new builder homes with acreage and 2 new patio/townhomes for total sales of 143 units.  The average sales price was $158,501 and the total days on market were 121.  New listings totaled 237.

December 2006

105 single family homes sold, 9 condos, 3 mobile homes on land, 7 patio/townhomes, 9 homes with acreage, 26 new builder homes and three new builder homes with acreage for total sales of 162 units.  The average sales price was $141,176 and the total days on market were 130.  New listings totaled 304.
