Contrary to popular belief the commercial Real Estate market in North Texas is far from dead, although the market has taken it's own unique turns.
Fort Worth (in future blogs I'll focus on the burbs and Dallas)...
There appears to be a significant number of properties trading in and near the central business district, although the properties may surprise some of you.
7th street in Fort Worth is HOT, a number of significant construction projects are underway, and the trend of assembling properties (plottage) continues along the 7th street corridor and in the industrial areas between 7th Street and White Settlement Road and south of 7th Street. While some of this activity can be attributed to the Trinity River Vision, the investment seems to have spread beyond the properties nearest the proposed town lake. Watch this area!
There has also been a fair amount of sales activity in SE Fort Worth (near state highway 287 south and East Loop 820 South) this activity is partially spurred buy speculative activities and by gas exploration companies looking for well pads. This is an interesting little hot spot, although it appears to be limited to areas adjacent to the frontages of East Loop 820 South.
