Duplexes

I spent much of this evening showing duplexes to two sisters who want to owner occupy.  Duplexes are my least favorite properties to show.  The owner occupied ones are usually fine.  It's the duplexes with renters that can be an issue.

Sometimes the renters are home which makes everyone a little uncomfortable.  There is also an increased chance of a communication problem among the Realtor, owner and the renters.

Usually, the renters are amiable but once in awhile I come across one that is less than cooperative.  I can understand the renters being a little put out (literally).  There is no gain for them if the property sells and they may very well be forced to move.

When I do show a duplex and the renters are home, I thank them for allowing us in and for putting up with the inconvenience.  I also give them my card.  This helps them to identify who they are letting into their home and also it may come in handy if they are forced to move and they need a real estate agent.

Every now and then I get to show a duplex that is vacant.  No one is happier than I am when that happens.  It just doesn't happen often enough.

Could be worse....

I've showed a few tri-plexes and Quads in my time.  All Tenant occupied!  They were some long showings that's for sure.

I have found buyers less nervous about renting to strangers and owning income generating property than previously.  Many are now buying multi families units to rent to family and friends, not strangers for economic reasons.  I let a renter always, always have a day's warning, tell them they "own" their unit 30 days or what the lease period is, and compliment them on taking good care of the place.  The owner needs that renter, and using sugar is way way better than making them feel like farm animals and not giving notice or being careful not to let the cat out, or leave lights on or track thru if they are gone.

Any multi family project is tough. I listed 6 4plexs, and lining up inspections, appraisals, and viewing for all units at one time was terrible. In the end the commission was well worth it. Good Luck

In a situation like you are in where you are coming forward with a buyer that wants to make it their home it makes it even more uncomfortable. These people know they are going to have to find a new home upon you closing.
