Did you ever have an agent call you twenty minutes after your scheduled showing to ask you for a showing report?  Recently I've been inundated with agents calling me for information while I'm still in the property's drive way.

I know sellers are anxious to get feedback but it sends a message of panic to the buyer's agent.  I've always tried to give showing reports within 24 hours of the showing.  Sometimes I'm showing 20 - 25 houses in a day so it's almost impossible to call a listing agent back the same day unless they want a call at 11:30PM at night.

I also need some time to let the buyers share with me their feelings.  I really make a concerted effort to get the buyers to share their thoughts about each property so I can give the listing agent some constructive feedback.  Sometimes the buyers have no real strong objections.  It's just that the house didn't "talk" to them.  Usually the listing agent doesn't find that information very satisfying but sometimes it's the best I can do.

It really does show a certain desperation. We usually wait till the next day to call agents.

A year ago it never happened. In this new market, good agents are looking for buyer feedback to give their clients. I think that is a pro-active thing to do, however I would wait more than 30 minutes. You are right it does not give you time to finish your property tour with your client.  Normally I will send the Buyers agent an email with some photos of the house to jog their memory. I feel that is enough to satisfy my client, but not too annoying for the Buyers agent. Good luck!

The listing agent should set the expectation that there will not be any feedback on a showing for at least 24 hrs. That way the buyer has time to interact with their clients before responding.

Nope.

I agree with the basic expectation of feedback within 24 hours of showing.

Wish we were better at doing this.

For the Realtors with whom I work, I counsel them to let the listing agent know when the showing is and, at the same time, let them know that they will receive a showing report by midnight the same day, probably by email. That frees up their phones for more important work during those valuable daylight hours, leaving the showing report for hours of darkness. It also saves phone minutes.
