  Have you ever driven through Aurora North looking for a rental property and taken a close look at the roofs?   Here's what you'll see: a bunch of 1950's ranches in varying states of repair or disrepair, lawns that are often grassless, old handcrank windows and roofs in almost perfect condition!  This surprised me at first and perplexed me for a long time.  Why, in a neighborhood devastated by foreclosures with properties with massive deferred maintenance are the roofs in such condition?  Really!  Stand in the middle of a typical street and looking at 10 roofs simultaneously, you'll be amazed. Well, it turns out the answer is pretty simple. There was a huge hailstorm in the mid-90's and most of the roofs were replaced by insurance companies then. The result is that while you certainly need to be careful about what you buy in Aurora North, chances are your roof is going to be fine.  Thank goodness for small favors.

A roof is a major expense.  If you are rehabbing a house you really need to make sure you do your due diligence and if there is a problem build that into your costs.  I have seen so many investors get burned by this.

Great information, I was wondering why that was.  The city of Aurora is also very active in enforcing one layer of roofing when you go to replace the roofs.

Has anyone else noticed that the prices of roofs have shot up significantly recently???  I had to replace a roof on a small house I have and it was about 30% more than what I paid for a similar house last year.

The cost of materials has risen dramatically.  Also, many different municipalities are cracking down on how many layers of roofing can be on a house.

I am glad that you provided this information for everyone.  Roofs are such a big expense; we need to make sure our clients do a thorough inspection of the roof during the inspection period.

Depending on what type of roof you are going to use the cost can vary drastically.  Make sure you pay attention to HOA's when you are looking to replace a roof.
