"Why hasn't my home sold?" a question many agents are asked by their seller clients. Often followed up with "Let's make an extra effort to get it sold." or "What else do you think we should be doing." Or my favorite "Maybe we need an open house." 

Sellers, the reason your home hasn't sold is staring back at you from the mirror. YOU are the reason it isn't selling. You decide how long your home will be on the market based on the price you select. Price it right and it will sell. Priced slightly too high, it will take longer. Priced much too high and it won't sell at all. It's that simple.

The next time you are going to ask your agent "Why hasn't my home sold?" follow it up with "Do you think we need to lower the price?"

Depending on if you are in rapport with the seller and how much rapport you have with them...

I usually like to ask them... WOULD YOU BUY YOUR OWN CONDO/HOUSE at (insert the price they think it can sell at)?  IF NOT, why should anyone else?! :-)

Yes. TIME FOR US TO ADJUST THE PRICE...
